I am writing to formally notify you of an active mold condition at the above property that requires immediate professional remediation.

Mold is a habitability defect that compromises the implied warranty of habitability under your state law. You are responsible for maintaining the property in a safe, habitable condition free of toxic mold.

  3. Repair the underlying cause to prevent recurrence and provide me with documentation of the work.

If these steps are not taken within 14 days, I will pursue all available remedies, including rent escrow, repair-and-deduct (where authorized by your state law), constructive eviction, and reporting to local code-enforcement authorities. I am also prepared to seek damages for any costs incurred as a result of this condition, including medical expenses and damaged personal property.
